  • Pricing- you want to keep your price competitive. You get the most  
                        activity in the first 30 days on the market; after that time    
                        activity usually drops.
  • Start fixing up your place 30 days before showings
  • Paint- this is the most expensive but has the biggest impact
  • Take care of any pet odors.
  • Replace bad or flickering light bulbs
  • Replace screens, (screen door) and clean windows
  • Bathroom knobs? Polish
  • New shower curtain and rugs maybe
  • New front door mat (doesn't stay); Ikea has good ones
  • Nice potted plant/flowers for front door (doesn't stay)
  • Paint outside/inside touch up if needed 
  • Polish and clean all light fixtures and mirrors
  • Wash and polish all wood floors- maybe redo them if they need
  • Empty non-essentials in closets
  • Trim yard shrubs, clean and water yard
  • Rust removal on driveway if needed (logan 310 600 8373)
  • Use the tools that are available, e.g. MLS, Lockboxes: very important.
